• Water pooling around your foundation or a damp basement after rain
• Cracks or splits you can see daylight through
• Gutters that overflow in every heavy rain even when clean
• Eroded landscaping or mulch washed out directly under the roofline

Repair or replace?

One or two isolated problems, like a sagging section, a single leaking seam, or a detached downspout, are repairs, and usually a same-visit fix. When you're seeing leaks at multiple seams, widespread sagging, or rust-through, repairing piecemeal costs more over time than replacing with seamless.
